Builders see an upturn with second and third time home buyers. New Construction Homes are in demand. 879 permits were issued in Chesterfield County in 2012, numbers like that haven’t been seen since 2008.

Ranked Chesterfield Virginia’s Number 1 Local Builder Vernon McClure explains several factors contributed to his success in the less than stellar market. Acquiring lots at low prices, reacting early and working with suppliers to reduce cost which are then passed on to his clients are some reasons attributed to his continued success and growth of his locally owned and growing business. 177 homes were started this year by his company and he expects more in 2013.

Copeland a smaller builder in the Richmond area offers speculative homes and explained that it is difficult for the smaller builder to obtain financing. The cash proffers also add about 20,000 to the cost of a new home as the county hasn’t waived or reduced the proffers. Copeland builds in the $200,000 range and is available in many neighborhoods in Chesterfield.
