When selling a home having a Home Warranty is not only a selling perk which gives a buyer peace of mind when considering your property for sale and also assist the Seller. During Home Inspection items that the seller didnt know about may show up on the Inspection if a Home Warranty is in place before the Home Inspection then the item may be covered with a low co pay if there is no warranty then the seller may have to pay 100% for the sale in order to have the sale make it to closing.
If you are the Buyer you may want to consider a Home Warranty as well. A Home Warranty gives you the peace of mind to know that you won't be responsible for any repairs that arise during your first year of home ownership.
Builders offer a 1 year Home Warranty from the Vendors of such items as Heat Pump, Appliances and service related to your new home. The Builder also will most likely offer an extended 5 year warranty to cover structural features of your new home.
